Do I need a channel manager for one or two rentals?

Usually not: with one or two listings and a handful of bookings a month, linked calendars and a few habits keep double bookings rare at no cost. A channel manager earns its monthly fee when you list busy places on several sites, want prices and availability pushed to every site, or need automated guest messages.

How to decide

  1. Count the sites you list on and the bookings you get a month on each.
  2. If almost all bookings come from one site, linked calendars and instant booking on that site only are enough.
  3. If you change prices or minimum stays every week on several sites, a channel manager saves the copying.
  4. If you want guest messages sent automatically, compare tools that include messaging.
  5. Check what connecting software does to your Airbnb fee before you sign up.

Two things change when software connects to the sites. Airbnb's help says its single host-only fee is mandatory for hosts who use property management software. And Booking.com offers its own calendar sync only to properties that don't use a channel manager or other connected software.

Calendar links in practice

StayPerk's free calendar reads your Airbnb, Vrbo and Booking.com links side by side and warns about overlaps. The comparison page lists channel managers with their published prices and dates.

Airbnb, Vrbo, Booking.com and direct stays for two properties land on one six-week calendar, a possible double booking is flagged, and a cleaner message is copied for a same-day turnover.

What StayPerk does here

StayPerk is not a channel manager: its calendar reads iCal links, which carry dates only, and it doesn't push prices or availability to booking sites or send automated messages.

It works next to a channel manager too, for the booking page, cleaner checklists, add-ons, books and the guest guide.

Frequently asked questions

Does a channel manager change my Airbnb fee?

Airbnb's help says the single host-only fee, 15.5% for most hosts, is mandatory for hosts who use property management software. So a host still on the split fee pays the single fee once software is connected.

What does iCal sync miss?

Prices, minimum stays, guest names and messages. It carries booked and blocked dates only, and the sites read it every few hours rather than instantly.
