What are Airbnb's current home host fee structures?

Airbnb's current service-fee guidance describes a split fee and a single fee for home stays. Both are percentages of the booking subtotal: the nightly price plus fees charged by the host, excluding Airbnb's guest service fee and taxes.

What changed with Airbnb fees in 2026?

Airbnb's fee migration is staged rather than universal on one date. Airbnb's July 29 update says hosts using property or channel management software who have not yet switched will move to the single fee on October 13, 2026. Airbnb separately provides transition tooling for eligible home hosts who do not use property management software, so account notices still matter.

  • Airbnb describes the standard single host fee as 15.5%, based on its global average service fees.
  • Airbnb provides a one-time price-adjustment tool for eligible home hosts who do not use property management software during their transition.
  • The single fee applies only to reservations made after a host switches; earlier confirmed reservations keep their prior fee treatment.
  • Because notices can be account- and region-specific, the Payments settings and Earnings breakdown are more reliable than a general deadline for one listing.

How the fee split and payout calculation works

  1. Nightly charges = nightly rate multiplied by number of nights.
  2. Booking subtotal = nightly charges plus cleaning fee and other host-added fees.
  3. Host service fee = booking subtotal multiplied by the host fee rate, rounded to the nearest currency minor unit.
  4. Guest service fee = booking subtotal multiplied by the guest fee rate, rounded to the nearest currency minor unit.
  5. Estimated host payout = booking subtotal minus the host service fee.
  6. Guest total before tax = booking subtotal plus the guest service fee.

A $675 single-fee example

At the calculator defaults, $200 per night for three nights plus a $75 cleaning fee creates a $675 subtotal. A 15.5% host fee rounds to $104.63, leaving an estimated $570.37 host payout before other deductions.

Cleaning and extra fees are part of the fee base

A cleaning fee may reimburse a real turnover expense, but it is still host-charged revenue in Airbnb's service-fee calculation. The same principle applies to extra-guest, pet, and other host-added fees. Enter what the guest is charged under host fees, then enter the actual cost separately in the profit tab so revenue and expense are not confused.

How to reprice after a single-fee switch

A percentage increase equal to the new fee does not precisely preserve a former payout because the old host fee also disappears. To preserve a payout, calculate: old subtotal multiplied by (1 minus the old host fee rate), divided by (1 minus the new host fee rate). Moving from 3% to 15.5% produces an increase of about 14.8%. To net the full old subtotal instead of the former after-fee payout, divide the target payout by 0.845, an increase of about 18.34%.

Airbnb recommends checking every adjusted price, including cleaning fees, discounts, promotions, and Smart Pricing limits. Raising a price can also change occupancy or lodging taxes and how competitive the listing appears, so calculator output should be treated as a scenario rather than a pricing recommendation.

What these calculators do not include

  • Occupancy, lodging, sales, income, withholding, VAT, or GST taxes.
  • Currency conversion or payout-method transaction fees.
  • Discounts, promotions, refunds, cancellation adjustments, or co-host payouts unless entered as another booking cost.
  • Mortgage or rent, utilities, insurance, licensing, depreciation, maintenance reserves, and other fixed property overhead.
  • Airbnb Services or Experiences, which use different fee rules from home stays.

To preserve the payout from a 3% host fee when moving to a 15.5% host fee, the exact before-tax adjustment is about 14.8%: multiply the old subtotal by 0.97 and divide by 0.845. Actual results can differ because of taxes, discounts, promotions, fee rates, and rounding.

Does this Airbnb fee calculator include taxes or fixed property costs?
