A co-host's proposal to an owner with services and a 20% fee, then the October owner report: 21 of 31 nights booked, 68% occupancy, a co-host fee of 1,096 and an owner payout of 3,694.

See it live

Open a sample owner proposal and a sample monthly owner report, both for made-up places. On the report, change the commission and watch the owner payout update. Then work out your fee with the calculator on this page.

Quick answer

Two things owners ask a co-host for

Before they say yes, owners want to know what you will do and what it costs. Once you start, they want to know how the month went. StayPerk gives you a proposal page for the first and a monthly owner report for the second, free.

An owner proposal on one page

In the property manager workspace, open Owner proposals and fill in your name or business, the services you offer, your fee as a percentage of revenue or a flat monthly amount, a short pitch and your contact email. You can add a link to a StayPerk guest manual you have built, so the owner sees the standard of guest information they will get.

  • Services to choose from: listing setup, guest messaging, cleaning coordination, pricing, and a guest manual with a printed welcome book.
  • Each proposal gets its own private link with a random address. Anyone with the link can read it without an account; nobody can find it by searching.
  • The page has a Contact me button that opens an email to you.
  • Edit or delete a proposal at any time. Deleting it takes the page down.

A monthly owner report

Connect each listing's calendar export links from Airbnb, Vrbo or Booking.com once. Then open Owner reports, pick the property and the month, and StayPerk counts the nights booked, the occupancy, the number of stays and every arrival. Calendar links carry dates only, so type in the gross revenue and expenses; the report works out your fee from your percentage and the owner's payout.

  • Print it, or save it as a PDF from the print dialogue.
  • Copy it as plain text and paste it into an email or message to the owner.
  • Nights that span two months are counted in the month they fall in.

Before you take on an owner

Agree in writing what you will do, what you charge and how you are paid. On Airbnb, the owner adds you as a co-host on the listing and can share part of each booking's payout with you, depending on location. Airbnb's Co-Host Network also matches experienced local hosts with owners in some countries; a proposal page and a sample manual help you stand out there too.

Airbnb co-host fee calculator

Enter the listing's numbers and the commission you charge. The calculator shows what you earn as co-host and what the owner keeps after fees and costs. Use your own currency; results update as you type.

Frequently asked questions

Do owners need a StayPerk account to read a proposal?

No. The proposal is a read-only page at a private link. The owner opens it, reads it and can email you from it.

Where do the report numbers come from?

From the calendar export links of the listing on Airbnb, Vrbo and Booking.com. They carry dates, not prices, so revenue and expenses are the figures you type in.

Is the co-hosting toolkit free?

Yes. Proposals, owner reports, the bookings calendar and guest manuals are free for property managers and co-hosts.
