Sample owner proposal
A proposal page for property owners
Co-hosts send owners a link to a page like this: who you are, what you will do, your fee and a guest manual you have built. This one is from a made-up co-host to a made-up owner.
Maya Collins, Lakeshore Stays (demo)
I co-host five places, from a lakeside cabin to a city loft, for owners who live too far away to look after guests themselves. I would take care of everything between the booking and the checkout: your listing, guest questions day and night, cleaners after every stay and pricing that follows the seasons. You get a short report at the start of every month.
What I will do
Listing setup
Photos, title, description and guest guidelines on Airbnb and other sites.
Guest messaging
Enquiries, check-in details and questions during the stay.
Cleaning coordination
Turnover cleans booked around every check-out.
Pricing
Nightly rates, minimum stays and seasonal changes.
Guest manual and printed welcome book
A digital guest manual and a printed welcome book for the property.
Fee
20% of booking revenue
Worked out from the payout after the booking site's fee. Nothing to pay in a month with no bookings.
A guest manual I have built
Your guests get the same: check-in, Wi-Fi, guest guidelines and local tips on their phone.

How it works in your account
- Fill in your name, the services you offer and your fee, a percentage or a flat monthly amount.
- Add a guest manual you have built, so the owner sees your work.
- Copy the link and send it to the owner. They need no account to open it.
- Once they sign, send them a monthly owner report from the same toolkit.
Free to start, no subscription and no limit on properties.
